Our already developed designs meet all building regulations and have been approved before. Therefore, it is likely that our designs will also be approved faster in the future. This can speed up the construction process by several months. Our designs are not only aesthetically pleasing, but also functional and durable. We have taken into account the possibility of renting out the house in all of our designs. For example, there are additional storage areas that are not accessible to tenants and a laundry room. Of course, you can also have your own home designed. We can connect you with experienced architects.

During each construction phase of your home, we will regularly keep you informed through photos and videos. Over the years, we have paid our fair share of learning fees. Partly because of this, we have now gathered a team of respected professionals who are passionate about building your home. Our project manager is on site daily, closely overseeing each phase of construction to ensure everything is done correctly and on schedule. We also conduct regular quality checks to ensure your home meets the highest construction standards. Each home is delivered with an energy certificate. If desired, you can also have solar panels installed.

Upon delivery, we make sure the property is ready to become your new home. Before we hand over the keys to you, we first conduct a thorough inspection together to ensure that the home meets all your expectations and that every detail is finished correctly. During the comprehensive tour, we will also explain how all the systems work. Even after the completion of the property, we are there to support you with any questions or maintenance needs. What are the costs of building a villa in Rhodes?

The costs of building a home in Greece vary and depend on several factors, including location, type of materials, size of the home and any additional features. Below we provide an indicative overview of the prices for the years 2024/2025 from Second Home Rhodes (SHR).

  1. Plot priceThe price of the plot is partly determined by its location. Attractive places, for example near the beach, are often considerably more expensive than plots in smaller villages inland. In addition to the location, the permitted building volume also plays a role in the price, as does whether a building permit has already been issued for the plot in question. Average land prices on Rhodes in 2024/2025, including a building permit, range from €95 to €125 per square meter.
  2. Construction costs per m2Construction costs per square meter vary and depend on the finish and quality of materials used. Second Home Rhodes uses only high quality materials, which makes the home durable and keeps maintenance costs low. Of course, there are different price ranges within the category of high-quality materials and the needs of each customer or investor may vary. For the years 2024/2025, the average construction cost per square meter is between €1,900 and €2,200.
  3. Architect and design costsThe costs of architectural and engineering services when building your home in Greece depend on your choice. You can choose one of our existing designs, which is usually more cost-effective, or a completely new design. We work with a network of experienced architects and engineers who can help you design your home in Rhodes. The cost for renders of an average villa is about €40,000, including the required checks and inspections during construction, carried out by the government.
  4. Legal and tax fees If you choose Second Home Rhodes to build your home on Rhodes, all legal costs, such as the notary and applying for an AFM number, are included in the purchase price. All plots you purchase through us have a building permit as standard, and some even already have an environmental permit. If you purchase a plot elsewhere, you should take into account legal, notary and tax costs of about 6% of the purchase price.
  5. Additional features You have the option of choosing standard extras such as a heated swimming pool, outdoor shower or solar panels.
